Do's and Don'ts for Owners and Residents of Shikhar Apartments Bhilai

DO s [ What is required to be done]
1. Ensure that there is no payment dues on account of maintenance charges (Membership Fee) or other such amounts payable to the SCOA pending for the previous year periods and that the M.Fee and other amounts payable to the Association for the current period are paid in advance and receipts obtained concerning your flat.
2. Ensure that you pay all stipulated fees and tax amounts and dues if any by the stipulated time incase a communication to that effect is made by the Association.
3. Ensure that the communications, either written or oral from the SCOA side as displayed on the notice boards or as delivered to the respective flats are taken note of and acted upon by you or communicated to the owner concerned for compliance.
4. Ensure that your name, addresss and details of ownership/tenantship are submitted to the management of the SCOA.
5. Ensure that the tenants submit the occupation/ vacation forms duly filled up with prescribed documents well in time to the Association.
6. Enter your details in the gate register kept with the Guard/ Supervisor with all necessary contact information.
7. Observe general rules of cleanliness, health and sanitation.
8. Park your vehicles in the stilt parking area without causing obstruction to the passage of other vehicles. Two wheelers should be parked in the area meant for it in an orderly manner to use the parking space optimally.
9. Obey the instructions of the guard/supervisor/management representative of SCOA with regard to removal of a vehicle from the parking area incase of an exigency.
10. Ensure that your guests/visitors do not create nuisance or park their vehicles inside the perimeter wall of Shikhar.
11. Ensure that you discourage your non-family visitors during late night hours and that such non-family visitors do not overstay during the night with you.
12. Ensure that the works done in your flat cause no disturbance to your neighbours.
13. Ensure that you and your co-residents and your visitors behave properly with your neighbours, members of the management of SCOA and the SCOA staff.
14. Encourage your visitors to sign the guest/visitor register at the guard room as and when demanded by the guard incase such visitor/visitors are strangers or are visiting on odd-hours.
15. Ensure that you inform your immediate neighbours or the SCOA management incase your flat is kept locked for a long period and that you have some arrangements locally to open the same incase of any exigency.
16. Ensure that your family members and children staying in your flat are informed of safety precautions while playing at heighted balconies, stairs or at the parking areas.
17. Ensure that you, your family members or guests are not seen wandering in the Shikhar premises under the influence of intoxicants.
18. Ensure that you, your family members or guests use the common facilities of the building propery with care.
19. Lodge your complaints regarding water supply, sewerage, area cleaning, waste-removal, lift problems, etc for maintenance with the complaint register and follow it up.
20. Contact the SCOA management representatives for any clarifications or doubts.
1. Do not waste water and electricity, keep the water taps closed and not leaking inside your flats when not in use and do not over load the electric lines to your flat above the permitted loads.
2. Do not put insoluble items, waste food, clothes, plastics, napkins etc inside the water closets of drains of your flat to avoid clogging of the sewer lines.
3. Do not allow any person with dubious character inside your apartment building.
4. Do not allow children in your house or yours guest’s children to play in the lifts or operate the lifts independently as it can cause serious accidents and loss of life.
5. Do not allow any one in your family or any of your guests or visitors create nuisance in the apartment building or its premises and cause any damage to its property.
6. Do not keep any pets with you that can be a nuisance to others or cause hygenic problems.
7. Do not do any unauthorised modifications in your flat or in the building.
8. Do not carry out any business activities that are not permitted.
9. Do not carry out any illegal activities in your flat.
10. Do not encroach upon the common areas with your furniture and other dump items or block the common areas in any way.
11. Do not cause damage to the common property.
12. Do not litter the common areas or the play / garden area.
13. Do not wash your vehicles with running water in the parking area.
14. Do not spill water or throw waste from your flat to outside.
15. Do not allow children below 14 years of age as domestic servants to work or stay with you, as the same is illegal.
16. Do not cause inconvenience to your neighbours or residents staying immediately below your floor by loud volume music or furniture shifting, etc
17. Do not wander in the lobbies making loud talking.
18. Non family tenants should not allow their friends of either sex to stay with them or visit them unless such visitor’s details are entered properly in the visitor register kept in the guard room.
19. Do not allow your visitors to park their vehicles inside incase of a congestion or in the late night hours.
20. Do not allow any outsider to keep their vehicles parked in the parking area.
21. Do not encourage strangers or uncommon vendors to enter your flat or the building with out your permission.
22. Do not engage the SCOA staff for your personal work or mis-behave with them.
23. Do not smoke or use alcoholic drinks or use drugs in the common areas or cause any nuisances in your flat after consuming intoxicants.
24. Do not show disrespect or impoliteness to any other resident especially to seniors and ladies or allow any one staying with you to do in such manner.
25. Do not organise any function requiring encroachment of common areas with out permission from the SCOA.
26. Do not wash your flats or balconies with running water causing waste water to overflow to external areas causing nuisance and inconvenience to others.
27. Do not keep the water or electric fittings in your flats under defective condition with out timely repair.
28. Do not spit in the common areas such as the parking area, stairs, lobbies etc or allow anyone including children to defeacate or urinate or spit in these areas.
29. Do not misuse the intercom to trouble others.
30. Do not allow servants or vendors inside your flats unless you are satisfied with their identities and character.
31. Do not overspeed your vehicles in the parking area or drive carelessly causing accidents or damage to the building columns or to other vehicles.
32. Do not cause pollution in the underground water resorvoir located in the front parking area- do not park vehicles above the underground tank.
33. Do not closely park vehicles near the diesel generator set.
34. Do not remove bulbs, CFLs or tubelights from the common areas.
35. Do not create any situation wherein the SCOA is compelled to initiate legal actions or police complaints against you.
